DFWCityhomes is a real estate brokerage company that buys, sells
and manages residential, and multi-family properties for its
clients across the East Texas region.
In late 2009, DFWCityhomes repositioned its residential service to target both the “discount broker” and "full service
broker" of residential real estate market and create a new reduced fee tier
between discount brokerage and full service brokerage.
We are elated with the success of this model having
to-date sold over $25 million of 205 properties with $7 million in active
listings leaving 2011. Of properties no longer on the market, 56% of value was sold
or leased.
You can see from our testimonials, our clients are pleased. Our
success has resulted in an approximate $1,000,000 in commissions saved by
our clients during 2010 and 2011 not paid to a full service 6% broker. We are very proud of
our accomplishment in commission savings with near one-half
representing savings of 6% and the remainder 3%. Simply said, nearly
one-half had no commissions!
Our efforts result in more volume and stability for our business and a substantial savings that can be put in the pockets of our
buyers and sellers or passed on as an incentive to close the deal.
We are fully committed to serving our clients and their property, professionally
and ethically and have eliminated many of the conflicts of
interest that reside in the traditional 6% Broker model. We are real estate professional's that take pride

Going into 2012, we plan to build on our previous success by
adding new products supporting the leasing and buy sides of our
market and expanding geographically. We plan to further leverage
technology and the Internet to continue to drive costs and
prices down while maintaining high quality service.
Tod G. Franklin, Licensed Real Estate Broker, of DFWCityhomes.com,
has been a resident of DFW since the early 1980’s. During his 25
plus years of working in the high tech and finance corporate environment, Mr. Franklin
became a Real Estate Investor and has been buying homes in the Dallas
area since 1988. In 2005 he obtained his Real Estate License to
work and invest full-time in Real Estate and fulfill his passion
of owning his own business. Mr. Franklin has 25 years of corporate
finance, technology, business operations and general management experience and
earned a bachelor's degree in business administration from the University
of New Mexico. His background offers a unique variety of skills
to his clients that set him apart from many other Real Estate Professionals.
Tod G. Franklin is listed on the Texas Comptroller's Registry of Arbitrators
and is eligible to conduct binding arbitration to resolve certain property tax
disputes. Arbitrators are selected by the Property Owner from the
Comptroller's Registry (subject to the joint approval of the Tax Appraisal
District) to hear appeals of appraisal review board determinations.
Mr. Franklin is a Past Chairman of the Independent Rental Owners Council (IROC)
of the
Apartment Association of Greater Dallas (AAGD).
